Question: Battling mold on my roof. A black line appearing where the walls meet the ceiling, on both sides of the house. Need to sell the house. What to do?
Answer: Get an inspection to make sure the problem is not just mildew or if it is in fact intrusive. If it is in fact, intrusive, you need to stop the water leaks, correct any problems the mold inspector turns up, and get remediation so that your house is good as new. You won’t be able to sell a moldy house, so you have to fix it. Also for your purchasers, make sure your remediator provides you a transferable warranty so if the problem is not in fact fully fixed, the new homeowners are completely covered. This warranty will be a big selling point, as well as your transparency regarding the mold issue. You are legally required to disclose anyway, so you might as well do everything you can to make the problem become an asset.
